Pick the structure that fits what you own.
For landowners
Build-to-suit lease
You hold the land. We design the hotel, you build to our specification, and we sign a long lease with fixed rent and a revenue share above a threshold. Typical size: 40 to 80 keys on 1,200 to 2,500 sq yd.
For building owners
Conversion and management
An under-used commercial or residential building in the right district. We convert it to a Casa or Trunk & Trolley and operate it under a management contract or lease. Two of our seven properties began this way.
For investors
Co-investment
Invest alongside the group in a specific property or the expansion into Bangalore and Goa. We co-invest in every deal we bring to partners, and report monthly at property level.

A joint study of demand, capex and returns, with a term sheet for the structure that fits.

Design and build
Our in-house design team leads. You see every drawing and every budget line.

Open and operate
A pre-opening team drawn from existing hotels, then monthly owner reporting for the life of the agreement.
